Before You Move In

Set up fee (tenant’s share) - £500 (inc VAT) for up to two tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Additional Tenant Fee - £120 (inc VAT) per tenant

Processing the application, associated paperwork and referencing.

Guarantor Fee - £162 (inc VAT) per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Change of Lease Agreement date after agreed - £42 (inc VAT)

Processing and amending the associated paperwork

Change Of Rent Due Date - £42 (inc VAT)

Processing and amending the associated paperwork and calculating bridge payments.

Express Check in Fee - £100 (inc VAT) (within 5 days)

Permitted Occupier Fee - £150 (inc VAT) per permitted occupier

Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

Pet Deposit - Returnable additional Security Deposit of £200

To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

During Your Tenancy

Periodic Tenancy Fee - £30 (inc VAT)

Changing from a contracted tenancy to a periodic tenancy

Renewal Fee (tenant’s share) - £120 (inc VAT)

Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Ending Your Tenancy

Check out Fee (tenant’s share) - £varies based on the size of the property and furnishing (inc VAT)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s).

Future Landlord Reference Fee - £30 (inc VAT) per reference request

Collating information and preparing a reference for a future landlord or letting agent.

Other Fees and Charges

Unpaid Rent - £6 (inc VAT) per call and £42 (inc VAT) per letter.

The tenant will also be liable for any costs incurred by the Landlord plus Interest at 8% above Bank of England Base Rate from date due.

Pet Clause (After move in) - £42 (inc VAT)

Additional Copy Of Tenancy Agreement Or Inventory - £42 (inc VAT)

Out Of Hours Call (none emergency) -£42 (inc VAT)

Section 21 / Section 8 Notice Following Arrears - £120 (inc VAT) per document

Early Exit Fee – 50% of rental amount (the landlord must agree to this)

Retracting A Notice - £35 (inc VAT)

Change Of Check In/Out Date – £42 (inc VAT) (minimum 48 hours of check in / out otherwise this will be charged as an abortive check in/out)

Abortive Check Out / Failure To Vacate The Property - £120 (inc VAT)

Professional Cleaning (if required) - £varies based on property size and furnishings (in VAT) which will be deducted from the Security Deposit

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
